The March 2025 housing report for the Sarnia-Lambton region from the Sarnia-Lambton Association of Realtors offers a snapshot of a market finding its footing after several turbulent years.


While the numbers show a decline in both sales activity and average prices, there’s also growing stability and opportunities for buyers and sellers alike.


The report was prepared for the Sarnia-Lambton Association of REALTORS® by the Canadian Real Estate Association. Information contained within this report is based on data collected on the first calendar day of the month. 


Sales Activity Dips, But Inventory Builds

In March, sales activity dropped 9.1% compared to the same month last year, with only 120 homes sold. Dollar volume followed suit, falling nearly 15% year-over-year. Despite this decline in activity, we saw an encouraging 2.5% increase in new listings and a significant 25.2% jump in active listings. 


More homes on the market mean more choice for buyers, and that’s something we haven’t seen in a while.

Buyers Have More Time – And Power

The sales-to-new listings ratio now sits at 42.3%, a figure that leans in favour of buyers. And with months of inventory rising to 4.8 (up from 3.5 last year), there’s less urgency for those shopping for a home. Homes are also taking longer to sell, with the median days on market increasing to 28. That’s up from just 21 days last March.


We’re noticing a shift in buyer expectations – they’re doing more due diligence, taking their time, and negotiating harder. The average sale-to-list price ratio dipped to 96.6%, further proof that we’ve entered a more balanced market.


Prices Down Slightly, But Still Strong Over Time

The average residential home price in March 2025 was $491,322 – down 6.4% from last year. However, context is everything. Compared to March 2020, average prices are still up over 34%. The median price rose slightly (2.9%) to $458,750, showing that well-priced homes are still commanding solid offers.

Single Detached Homes Reflect Market Trends

Detached homes, which make up the majority of sales, mirrored broader market trends. Sales fell nearly 11%, and the average price of a detached home dropped 5.7% to $507,571. Inventory climbed here as well, and homes took about a week longer to sell than they did last year.
